What to expect when buying a home with the Johnny Apple Real Estate

You are about to make a huge purchase and a major life decision. Most people only do this a few times in their lifetime. We will make sure you are well informed and equipped with the knowledge, tools, and expert advice you need to make your big decision. Our goal is to walk you through every phase of the homebuying process.

1. Set a Buyer Consultation Meeting
This is the first step in the home buying process . One of our buyer agents will sit down with you to explain the buying process, discuss your budget, wants and needs for a home,  and provide feedback on market conditions and financing.  We want you be assured you are working with the best agent for your needs.
2. Get Pre-Approved
We’ll introduce you to our mortgage partner, who can help you determine your buying price range with confidence. Be prepared to dig into paperwork during this part of the process such as pay stubs, W2s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process! Having a pre-approval can position you well in a competitive offer situation.
3. Search For Properties
Our buyer's agents really get to know YOU. Need to move for a job? Want a shorter commute? Getting married? Having a baby? Need to upgrade or downsize? At this stage in the process, we’ll send you notifications about the listings that you’re most likely to be excited about. Be sure to let us know if one (or more) jumps out at you so that we can move to the next step and schedule a viewing.
4. Make an Offer
When you’re ready to make an offer, your agent will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could come back to us with a counter offer, or reject your initial offer all together.
5. Negotiations
We are expert negotiators. We'll aggressively advocate on your behalf and make sure we get you the result that you're thrilled with.
6. Inspections and Resolutions
An inspection ensures that everything in the home is functioning properly and that there are no major issues. This is one of the final steps before the keys are placed in your hand for good!
7. Insurance, Loan Approval, Title Work
This process includes going through all of the final paperwork and signing your name (a lot!).
8. Buyer's Task List
We'll give you a list of all the things to have in order so that it's a smooth transition into your new home including transferring utilities and changing your address.
9. Final Walk Through
We'll do a final walk through of the home. This ensures that you know everything about your new home and its condition before it's officially yours.

We’ve successfully guided hundreds through the process of buying and selling at the same time. Most of our clients prefer this approach to avoid the stress and complexity of managing two properties at once.

Wondering how long it typically takes to find a home?

On average, most buyers find a home within a few months of starting their search. The key to success in today’s market is being decisive and prepared. Buyers who do well have a clear wish list and know their deal breakers, so when the right home comes along, they can act quickly.

Should you waive contingencies?

It’s a big decision that depends on various factors, including the situation, location, home condition, and your budget for potential repairs. An experienced agent can guide you through these considerations. Sometimes, waiving contingencies can help you secure a home, but it’s important to weigh all the factors carefully.

Is the housing market going to crash?

No, a crash isn’t on the horizon. Even though interest rates have risen and things may seem slower, there’s still strong demand for homes and a very limited supply. In fact, supply is over 20% lower than last year, but demand remains high. So, while there may be some shifts, a crash isn’t expected.
